Most arrears are not a collections problem — they are a visibility problem. When nobody is sure what was invoiced, what arrived, and what is still outstanding, small slips become long-running balances.

Invoice on a schedule, not from memory

Agree the payment method and date at move-in, then let scheduled invoicing raise the charge every cycle. A tenant who receives the same invoice on the same day each month has no monthly decision point to get wrong.

Surface arrears early

A balance that is flagged on day two is a quick reminder; the same balance flagged on day twenty is a difficult conversation. Timely alerts turn collections from reactive to routine.

Pair automated reminders with clear, self-service balances so residents always know exactly what is owed and when.
